Creating your dream home checklist: What to prioritise and where to compromise

Finding your perfect family home is an exciting adventure, but it’s not without its challenges. From back gardens for weekend BBQs to enough bedrooms for growing kids, every family has their own set of priorities. Creating a dream home checklist is a great way to stay focused on what truly matters. But what should be non-negotiable, and where can you compromise?

At WS Residential, we understand that families looking for homes want both practicality and charm. Here’s how to build your checklist and make the best decisions for your next chapter.

1. Outdoor space: A must-have for family fun?

For many families, a spacious garden is high on the wish list. Think alfresco dinners, children’s play areas, and summer BBQs. But if a large garden isn’t available, nearby parks and green spaces can offer just as much joy. Decide whether outdoor access is a dealbreaker or if other options, like a patio or shared courtyard, could work.

Compromise tip: Prioritise a safe and accessible outdoor area if you have young children or pets. If you’re not too fussed about mowing lawns, a smaller, low-maintenance garden might be the better choice.

2. Space to grow: How many bedrooms?

Families grow, and so should your home. Think not just about your current needs but your future ones too. Extra bedrooms can be used as a playroom, a guest room, or even a home office.

Compromise tip: If budget is tight, consider a property with a flexible floor plan. Could a large living space be partially divided? Is there loft or garage conversion potential in the future?

3. Catchment areas: The school run factor

Living within the catchment area of a good school is often a top priority for families. Research local schools and how their boundaries might change. Proximity to nurseries and secondary schools is also worth considering if you plan to stay long-term. Make sure you plan your move with enough time to be within the catchment when you apply for a school place.

Compromise tip: A slightly longer school run might be worth it for the right house. Explore public transport options or walking routes to ease the journey.

4. Old vs. new: Character or convenience?

A brand-new build offers energy efficiency, modern layouts, and minimal maintenance. A property that’s been built in the past fifty years usually has space and a lower cost. Whereas older properties often have charm, larger rooms, and established gardens. But usually don’t have the convenience of a garage, or drive.

Compromise tip: If you love the appeal of period features but don’t want the hassle of constant repairs, look for a renovated older home or a modern house with traditional touches.

5. Garages and parking: Essential or optional?

A garage can be invaluable for storing bikes, tools, and all the other essentials that come with family life. But if the home offers ample driveway space or nearby on-street parking, you might decide a garage isn’t essential.

Compromise tip: Think about your car use. If you work remotely or live close to public transport, sacrificing a garage for extra indoor space could be a wise choice.

6. Fixer-upper or move-in ready?

While the idea of transforming a house into your dream home is tempting, renovations can be time-consuming and costly. Decide if you’re up for a challenge or if a home that’s move-in ready suits your family’s needs better.

Compromise tip: Even if a property isn’t perfect now, consider what smaller, budget-friendly updates could be done over time.
